La Chiocca
is a farm and is located on a hill near the small village of Niccone, Umbria and from its high position in an agricultural area, the property offers magnificent panaoramic views of the surrounding countryside.
La Chiocca is made up from two seperate buildings of which the main house dates back to medieval times and is on two levels whilst the second structure, which once was an agricultural annexe, is undergoing restoration and conversion into a dwelling.
The buildings are both constructed from stone and have traditional terracotta tiles covering the roof and the general aspect of the farmhouses is typical to the vernacular architecture of farm houses in Umbria. It is a very simple building with few elements of decoration but as a whole reflects upon the down to earth traditional way of life in the region.
Through out the restoration process, the exterior of the houses have and will be unchanged to keep and preserve the original architectural character of the buildings but the interior has been modernised and divided into apartments for modern day living.
La Chiocca has a total of six apartments, with three in each building and the last remaining ground floor apartment offers a total of 143 sqm, over two levels and the entrance for this apartment is from a patio area and you enter into the open plan living area, first into the kitchen which then leads you into the large living room. Off to the right of the living room is a bedroom and there is also a ground floor bathroom. The stairs lead up to the first floor where you find two further bedrooms, one of which is ensuite and also another bathroom. From the master bedroom suite you have access to a large terrace.
The apartment has the beauty of having its own private garden space as well as access to all the communal areas and of course the communal swimming pool. There is a gravel driveway leading from the main road to the property and there are designated private parking areas for residents and there guests.
Access to La Chiocca is very easy, the exit from the super-highway is only a few miles away and the property is only 30 minutes from the region's capital of Perugia. The cultural centres of Cortona, Tuscany and Assisi are easily accessed by car within 40 minutes. Lago Trasimeno offers water sports and ferries to the islands and for golf lovers, courses are within 45 minutes drive.
