Description:
Located only minutes from the centre of Montespertoli, Villa Peruzzi is set in a prime position overlooking both the wonderful patch work Tuscan scenery and the historic tower the town itself. With permissions in place and most of the structural work completed, this property has great potential and is an exciting project to take on.

The access is excellent with a drive leading from the main asphalted road. The tower immediately sets the mood of the property. Warm stone and brick mixed with the ancient render helps us date the building to the late 1700's - 1800's. With 500 sqm of habitable space in the main building and roughly 200 sqm in the annex, there is most definitely all the space one needs for a comfortable family home or holiday retreat.

Sitting on two levels, the ground floor opens into what was once the stable area of the estate. Barrel vaulted ceilings and old arches are featured here and can be revived when the internal works are under way. Up a flight of stairs and one is in the loggia of the main living quarters of the home. Stone surrounds and hand made terracotta floor tiles can be found on this floor, not to mention the original fireplace and the stone sink that is conserved what was once the kitchen and sitting area.

Various rooms can be accessed by this central area although a layout to create proper bedrooms and bathrooms is needed. Again, the work necessary here involves internal configuration and unity between the two floors. Both the annex and the main house has had the roof completely redone, securing stability to the buildings.

All amenities are a few minutes away and within walking distance in the historic town of Montespertoli. With many shops, and restaurants, there is always something to do and visit. Starting off in Montespertoli, visitors can follow several different trails that run along ancient routes and lead to major settlements, as well as to the most remarkable local monuments, churches, and museums, where striking works of art are preserved... The long series of local events does not finish with the coming of winter but it continues in spring and becomes even more hectic during the summer. Without a doubt, the main event is the Chianti Fair that takes place in the months of May and June and makes for great partying, wine tasting, and fun. www.yourwaytoflorence.com

My Thoughts: A rare find for it's proximity to town and conserving gorgeous architecture, this will definitely become something special. With permissions in place, restoration taxes paid and the roof redone, you are half way there. What remains is the creative work. This is no small project so if you are looking for a weekend lock up and go pad, this may not be right for you... but if you want to create a special home that conserves a piece of history, ask our restorations team about this one.
