As I wind my way around the country road that runs through the Pergo valley and on towards La Stufa. My final turn reveals a wonderful row of cypress trees that adorn the drive. What a beautiful site! I slowly approach the stone built farmhouse that holds La Stufa and I finally leave my car at the car port where I am greeted by the owners. We decide to take a walk around the grounds of the estate as they explain the layout of the property and I learn that this stone built farmhouse has been divided to accommodate four spacious homes. I stop to admire the large 15x7 shared swimming pool and note that the view from here is most definitely impressive! The hillside city of Cortona is in the foreground and I imagine many lazy summer afternoons here enjoying the view and the typical Tuscan surroundings.
We make our way from the pool to the garden and front area of La Stufa. I note that this home is the most private of the four and actually has its' own parking area. I open the main door and enter into the country style kitchen and dining area. Well equipped with ample storage and counter space, I can see how the outdoor eating area will be a popular area of the property! My eyes are lead up to the high pitched roof of the sitting room. The owners have cleverly implemented a sky light here to flood this room with brightness which highlights the stone walls and exposed beam work. Just off the sitting room I find a double en suite bedroom. This spacious area also has its' own external access that opens onto a private terrace.
I return to the sitting room and am led up the flight of stairs. On this first floor, I find another spacious double bedroom with en suite bathroom. The same attention to good finishings is brought throughout this home and of course, I am not disappointed as I walk up another flight of stairs and into the mansard room complete with bathroom. As I make my way back down to the sitting room, I know that this 165 sqm home will be perfect for a family or for those who entertain guests regularly.
All services here are in excellent working order and all amenities are a short distance from the home. The little village of Pergo is a 10 minute walk from the home and here one will find the local grocer, a bar and a pizzeria. The famous city of Cortona is a 10 minute drive from the home and is a wonderful place to explore. The typical shops, excellent restaurants, bars, museums and ancient churches make Cortona a lively place to visit... especially during its' many festivals. Cortona is one of Italy's oldest cities (said by Virgil to be the mother of Troy and the grandmother of Rome...and there are many stories regarding its founding. What is known is that Cortona was a fortified city occupied by the Umbrians and became an Etruscan walled city sometime between 800 and 600 B.C.

Connections to many other cities is easy with the Siena/Perugia Motorway at 15 minutes from the property and the A1 Autostrada at 25 minutes away. The main Naples/Milan train line runs passed the town of Terontola which is a mere 10 minutes from the Pergo area.
My Thoughts: La Stufa is a great option for those who want to be in the country side but do not want the onus of a great deal of land to maintain. Yes, the property is attached but La Stufa is very private as it is the only home out of the four here to be located on the other side of the farmhouse. This is a good investment for those who want to venture in the rental business simply because of its' size, position and location to major towns. Whether you are looking for full time living arrangements or simply as a holiday retreat, this is one to keep in mind.
