As we approach the lovely town of Cavriglia, I can already sense the spirit of Italian community. The main piazza is active with people's everyday hustle and bustle and at a glance I know that I could be comfortable here. We continue on through and I am pleased to see that the countryside has remained untouched. Finally, 5 minutes away, we reach the small hamlet of houses that holds Casa Cavriglia. What a sweet cottage!
We pass the house and follow the path that leads straight to the electric gates of the property. The 2000 sqm of garden includes fruit trees and is spaciously laid out. Before entering the house we walk to the end of the garden where I see a small workshop of about 20 sqm. This volume can easily be converted into a little guest room if necessary.
From the end of the garden I see the entire property before me. The landscaping was well thought out with the swimming pool on one of the upper levels overlooking the view. The front door of this 75 sqm home is up one more tier and opens into the sitting/dining area complete with fireplace. The first bedroom is just off this living area. A few steps down and I get to the small but functional kitchen. This floor also holds a storage area and bathroom.
A flight of stairs leads me to the lower floor where the second bedroom and bathroom are located. A separate entrance makes this floor completely independent if necessary and opens directly onto one of the terraces.
Initially used as a holiday home for the current owners, the space was divided to properly accommodate the family of four but emphasis is also on the outdoor space. All of the services are in excellent working order and include electrics, mains water, gas heating and a well for irrigation. The entire property is fenced although there are only a few other properties in the hamlet. The neighboring homes give me a sense of security whilst remaining far enough away to ensure privacy and a little exclusive touch.
I definitely recommend a viewing if you are interested in owning a quaint holiday cottage in the Tuscan hills. This one is close to all amenities, a few minutes from the larger town of Montevarchi where you will find excellent connections to all major cities. Florence is about 50 minutes away from the home and here you will find culture, art, history and of course, fabulous restaurants. The airport in Florence is very convenient but you can also get to Pisa is about one hour and a half. Great location, good use of space and a very interesting price.
