Description:
As we turn onto the white road that leads to the property, I see Casa Mazzoli sitting on its' own little knoll. As the sunlight shines on the warm brick building, I can see the 800 sqm of this two floored farmhouse will become quite the home for someone. Although unrestored, the current owners have redone the roof and have brought the property to a structurally sound state with wooden roof beams and terracotta tiles.

I take a walk around to get a better idea of the landscape and positioning of the property. There are 360 degree views that overlook beautiful pastures, and hillsides. The ground floor, still at its' original state, conserves beautiful arches in a large and open space. Upstairs, there are rooms that would have been allocated to bedrooms, kitchen and reception room although at this stage one could create exactly the layout preferred.

Outside, the owner leads me around to the back of the property. Here, to my surprise, I discover two amazing cellars. Inside, there are archways in old stone and brick that immediately tell a story of the past. Definitely an interesting piece of history here. An annex, adjacent to the main building, is a great option as a guest cottage and complements the overall feel of the property. This barn, together with the cellars, give a combined total of 250 sqm of extra volume to use.

Casa Mazzoli sits in the middle of 2 ha or roughly 5 acres of land. This is a perfect amount for those who want to create a wonderful garden and a nice swimming pool area. Utilities and services need to be implemented during the restoration and will probably involve a well for water and a gas for heating.

Finally, I step back to get a full view of Casa Mazzoli and notice that there is a nice amount of vegetation around the farmhouse such as cypress trees, umbrella pines and a small area of woodland. This gives a nice sense of protection and exclusiveness to the property.

On my way back to the main road I decide to drive up to the nearest town which is only 5 minutes away. This quaint village called Piazze has all of the basic amenities and San Casciano dei Bagni and Cetona are 8 and 10 minutes away for greater shopping and excellent restaurants. Linked well to the A1 autostrada and all other major roads, Casa Mazzoli is well positioned for those who are looking for either full time living or a family holiday retreat. The space available here also lends itself well for those who would like to create a luxury B&B or boutique hotel. Airports are within easy reach with Perugia at 40 mins, Florence at 90 mins and Rome at 120 minutes. A great location, well positioned and a wonderful opportunity for those who want a personal stamp on the Italian dream!

" Today Cetona has 3,000 inhabitants and covers 53 sq km including Mount Cetona, known in former times as "Monte Piesi" (1,148 m.), and the hills which slope down towards the flat bottom of the Astrone valley. Other than the main town itself, starding 385 met res above sea level, the Commune includes the villages of Piazze, a recent development, and the areas of Belverde and Camporsevoli. Even if residential tourism of élite classes has brought fame to the village of Cetona, the community has retained its rural identify on which its economy is predominantly based. " - www.cnet.it
