This classic Tuscan farmhouse located just 30 minutes from the Etruscan and Medieval town of Cortona, overlooks some of the most breathtaking panoramic views of green hills and lush valley. One kilometer of very well maintained white road leads to the property from the main road that runs through the village of San Pietro a Dame. Dating as far back as the 13th century, this stone built "casa colonica" was bought and restored by the present owners in 1989.

Nestled amidst its own mature terraced garden, one approaches the property only a few steps from the parking pad which is nicely hidden from view. The main entrance of this 300 sqm house leads into a large foyer complete with fireplace. This hall accesses a comfortable and naturally lit drawing room to the south and to the north, two steps up, one will find a library and bedroom complete with large bathroom. The other terraces, bordered naturally with wonderful flowers and trees, hold various sitting areas to enjoy the view and a cool breeze in the hot summer months.

All services such as telephone, central heating by gas, water by well, electricity and three biological septic systems, the property is set with all modern standards. The house also comes equipped with Satellite dishes for Italian and UK television. Access to amenities is easy with the little town food market near by at a five minute drive. Although not the most well stocked market, there is also a local restaurant here that cooks typical Tuscan dishes. The larger town of Trestina is about a 15 minute drive from the house and here one will find all amenities. Located about 30 minutes from both Cortona and Cittą di Castello, there are various sites to visit, shops, restaurants, bars and markets to explore.

The breathtaking views are what make this particular property so special. The tranquility of the area also means, however, that a major town is a drive away and not next door. The current owners live here full time and have no problems fully integrating with the Italian community.
